Job Title: Residential Property Manager

Job Summary

We are seeking a reliable and experienced Residential Property Manager to oversee the daily operations of residential properties, ensuring high occupancy, tenant satisfaction, and well-maintained communities. This role serves as the primary liaison between tenants, owners, and vendors while ensuring compliance with all housing regulations and company policies.

Key Responsibilities

Property Operations

  • Manage day-to-day operations of residential properties, including apartments, townhomes, or single-family homes
  • Conduct regular property inspections to ensure cleanliness, safety, and curb appeal
  • Coordinate routine maintenance, repairs, and emergency services
  • Ensure compliance with fair housing laws, local codes, and safety regulations

Tenant Relations

  • Serve as the main point of contact for tenants and promptly address questions, concerns, and maintenance requests
  • Enforce lease agreements and community rules consistently and professionally
  • Handle tenant complaints, conflict resolution, and lease violations in a professional manner
  • Manage move-in and move-out processes, including inspections and security deposit administration

Leasing & Occupancy

  • Market available units and coordinate showings
  • Show vacant properties, Screen prospective tenants, including background, credit, and rental history checks
  • Prepare and execute lease agreements, renewals, and notices
  • Monitor occupancy rates and implement strategies to reduce vacancies and turnover

Financial Management

  • Collect rent, manage delinquencies, and initiate legal action when necessary
  • Review invoices, approve expenses, and track operating costs

Vendor & Staff Oversight

  • Supervise on-site personnel (if applicable)
  • Select, contract, and manage third-party vendors and service providers
  • Ensure vendor work meets quality, budget, and timeline expectations

Qualifications

  • High school diploma or equivalent 
  • 3+ years of residential property management experience
  • Strong knowledge of landlord-tenant laws and fair housing regulations
  • Excellent customer service, communication and organizational skills in a fast-paced environment.
  • Proficiency with property management software (Appfolio) and basic accounting tools
  • Ability to handle emergencies and work occasional evenings or weekends
  • Ability to lift 30 lbs.

Required Certifications & Licenses

  • Current California Real estate salesperson license 
  • Valid California Driver's License and insurance
