Objective of Position:

To prepare future Sales Manager candidates by immersing them into sales leadership activities with constant mentorship, while also maintaining responsibilities of a selling Community Representative with appropriate floor time.

  • Assistance in leading Community Representatives and Active participation in selling
    • Driving activities that produce sales and improved customer satisfaction
    • Ensure compliance with policies and procedures
    • Ensure appropriate customer communication
      • Shaping expectations upfront
      • Timely follow through on commitments
      • Constant and consistent communication initiated by Community Representatives
  • Exposure to Sales Management Operations
    • Assist in creating sales portion of business plan
      • Sales
      • Starts
      • Closings
      • Sales and Marketing Budgets
    • Driving profitability
      • Assist in setting sales prices and price increases
      • Assist in setting homesite premiums
      • Assist in setting incentives
      • Assist in maximizing option revenue
    • Managing Inventory Homes
      • Strategic starts of inventory homes
      • Maintain appropriate levels of inventory homes
      • Sell inventory homes before they are complete
    • Manage sold backlog to close of escrow
    • Manage sales to fill start queues for even-flow and row building (panel releases)
    • Participate in management meetings
      • Run weekly sales and monitor meeting
      • Weekly Monday sales updates
      • Weekly operations meeting
      • Monthly financial reviews
      • Monthly Sales Management meetings
      • Quarterly Operations Reviews
    • Assist in creating and drafting policies and procedures

Education:

High School diploma required; some college/business or professional training preferred. Senior Community Representative must have a valid, active real estate license for the state in which they work.

Experience:

Two or more years` experience in new home sales preferred. Construction knowledge and ability to read plans preferred.

Skills:

Must be team-oriented; basic computer skills to include sales office software such as Microsoft Office Suite: Word, Excel, Outlook (willing to take classes to expand skill level); good interpersonal and communication skills; excellent organizational, prioritization and time management skills.

Responsible and accountable for executing the specific responsibilities listed above in complete conformance with goals, expectations and schedule commitments of the Division.
